1. Promotion Overview
- The terms for this promotion were created on the 13th May 2025, and last updated on the 13th May 2025.
- This promotion is offered by Eden Management (Cheltenham) Ltd (“Eden Property”) and is open to eligible students who sign a tenancy agreement for a room or property managed by Eden Property between 13th May 2025 and 31st August 2025 inclusive.
2. Eligibility Criteria
- The tenancy agreement must be signed between the above dates.
- All required tenancy documents, including guarantor agreements, must be fully completed and returned.
- The student must have paid their rent and remained a tenant in good standing for a minimum of 90 consecutive days from the tenancy start date.
- Only one voucher will be issued per tenant, regardless of how many rooms or properties they book.
- The offer is open to students only and is subject to availability.
- You must make us aware of your intention to partake in this promotion at the time of first enquiring about the property.
- This promotion is only open to students who have not been a tenant of Eden Property in the past.
- You cannot opt-into this promotion if you are already a signed tenant of Eden Property.
3. Voucher Disbursement
- Qualified participants will receive a £50 Amazon.co.uk voucher, issued between 1st January 2026 and 31st January 2026.
- Vouchers may be distributed digitally or physically at Eden Property’s sole discretion.
- Eden Property is not responsible for non-delivery if contact or delivery details provided by the tenant are inaccurate, incomplete, or not up to date.
4. Conditions for Withholding the Reward
- If the tenant is in breach or suspected breach of any terms in their signed tenancy agreement prior to disbursement of the voucher, Eden Property reserves the right to withhold the voucher without compensation.
- This includes, but is not limited to, non-payment of rent, antisocial behaviour, property damage, or falsified application information.
- If the voucher has already been disbursed, Eden Property will not seek to reclaim the value regardless of subsequent tenancy conduct.
5. General Terms
- The offer is non-transferable and cannot be exchanged for cash or any other reward.
- Eden Property reserves the right to cancel, amend, or withdraw the promotion at any time without notice, where necessary due to circumstances beyond our control or suspected misuse of the offer.
- This promotion cannot be used in conjunction with any other offer or discount unless explicitly stated by Eden Property.
- No agency or referral fees will be paid in conjunction with this promotion unless otherwise agreed in writing.

7. Governing Law
This promotion and these terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
