The scope of these terms
These terms apply to your use of this website and its website features.
They do not replace a tenancy agreement, holding-deposit agreement, property-management agreement or other separate agreement. Any such agreement will have its own terms, which we will provide at the relevant stage.
Nothing in these website terms changes your existing tenancy rights or removes rights you have under consumer law.
HOMESTEAD’s role
This website is powered by HOMESTEAD, which provides the website technology, form-handling infrastructure and related platform services.
HOMESTEAD does not become your landlord, letting agent or property manager merely by providing the platform. Responsibility for the properties and services advertised remains with us or the relevant landlord or service provider.
If you use a connected HOMESTEAD Portal account, the applicable HOMESTEAD account and Portal terms also apply to those services.
Where an “Approved by HOMESTEAD” status is displayed, it records a platform review. It is not a guarantee of identity, conduct, property information or the outcome of a transaction.
Using the website
You may use this website for lawful purposes, including finding property information, making enquiries and accessing services available to you.
You must not:
Attempt to access accounts, records or systems without permission.
Introduce malicious software or interfere with the website’s security or operation.
Submit fraudulent enquiries, impersonate another person or knowingly provide misleading information.
Send unlawful, threatening, abusive or discriminatory material.
Upload material that infringes another person’s rights.
Use automated tools to collect personal information or place an unreasonable load on the website.
If you submit information about another person, you must have an appropriate basis to do so.
Property information
We take reasonable care to keep property information accurate and up to date. Availability, prices, features and other details can change, and errors may occasionally occur.
Photographs, floor plans, measurements, maps and virtual tours help describe a property but may not show every feature or its current condition. Measurements and map positions may be approximate.
Please contact us about any feature that is particularly important to your decision, such as accessibility, furnishing, included bills, parking or suitability for a particular use. Where possible, arrange a viewing before making a commitment.
We will provide or confirm relevant contractual information at the appropriate stage. Nothing in these terms excludes our responsibility for misleading information or removes your rights concerning statements on which you are legally entitled to rely.
Digitally enhanced or staged images
Where identified, some images may have been digitally enhanced or virtually staged to help illustrate a space.
Furniture, decoration or other presentation items shown in a staged image may not be included with the property. Such images are not a promise of refurbishment or future works.
Please refer to the listing details and contact us to confirm the property’s current condition and what is included. Digital presentation does not remove our responsibility to describe the property accurately.
Enquiries, viewings and applications
Submitting an enquiry or application, requesting a viewing or receiving an automated acknowledgement does not by itself:
Reserve a property.
Confirm a viewing appointment.
Guarantee that an application will be accepted.
Create a tenancy.
We will confirm relevant appointments and next steps separately.
Any reservation, holding deposit, payment or tenancy arrangement is subject to the information and separate terms provided at the relevant stage. These website terms do not themselves authorise a charge.
Please provide accurate information and tell us promptly if important details change.
Accounts, messages and documents
Where account access is available, keep your login details secure and tell the relevant service provider promptly if you suspect unauthorised access.
Do not share private account, support-access, document or inventory-review links publicly. Some links give access to anyone who holds them while they remain valid.
An inventory acknowledgement records your review of the identified document. It does not prevent you from raising a concern or exercising your legal rights.
Please use the appropriate contact or reporting route for your enquiry. HOMESTEAD technical support deals with platform issues; contact us directly about properties, applications, rent, repairs and tenancy matters.
Website forms and messages should not be relied on for an immediate response in an emergency. If someone is in immediate danger, contact the emergency services.
Notifications
Where browser notifications are available, they are optional and depend on your permission and device settings.
Notifications can be delayed or prevented by browser, operating-system, network or battery settings. Check the relevant Portal record or contact us if you need to confirm an appointment, deadline or other important information.
Signing out may not stop notifications on an enabled device. Disable or remove the device in notification settings before leaving a shared device.
Promotions
Where we offer a prize draw, prize promotion or similar offer, separate promotion terms will explain eligibility, participation, availability and claims.
Submitting a property enquiry does not by itself guarantee a prize or participation entitlement. Please read the relevant promotion terms before entering.
Ownership and permitted use of content
Website software, branding, photographs, text and other content belong to us, HOMESTEAD or the relevant rights holders.
You may view, download or print reasonable extracts for your own property search or other personal use. Please retain relevant ownership notices and do not present altered content as an accurate copy of our information.
Unless permitted by law or authorised by the relevant rights holder, you must not commercially reproduce, sell or republish website content.
These terms do not transfer ownership of material you submit to us. Our handling of personal information is explained in our Privacy Notice.
Third-party links and services
The website may contain links, maps, virtual tours or other content supplied by third parties.
